A leading property owner and asset management organisation is seeking a senior Technical Services professional to oversee building operations, maintenance strategy and asset enhancement initiatives across a prime portfolio of commercial and retail properties.
This is a leadership role with end-to-end responsibility for landlord-side technical matters, team management, statutory compliance and continuous improvement, ideal for candidates with experience in shopping malls, Grade A offices, or large mixed-use developments.
Your new role
- Lead and manage the Technical Services function covering building maintenance, building services, alteration & addition works, and asset enhancement projects.
- Oversee planned and reactive maintenance strategies to ensure safe, reliable, cost-effective and compliant building operations
- Act as the key technical authority on tenant fit-out review, landlord’s works, technical submissions and feasibility studies.
- Manage consultants, contractors and service providers, including tendering, contract administration, performance monitoring and quality control
- Drive implementation of health & safety, risk management, regulatory compliance and sustainability initiatives across the portfolio
- Develop and refine technical standards, maintenance policies, procurement strategies and operating procedures
- Plan, manage and control budgets, CAPEX and OPEX, ensuring value optimisation and service excellence.
- Support asset enhancement, rejuvenation and ESG-related projects, including energy efficiency and smart building initiatives
- Work closely with property management, leasing, projects and asset teams to support tenant satisfaction and long-term asset value.
- Lead, coach and develop technical team members, building a strong talent pipeline and culture of continuous improvement.
What you'll need to succeed
- Degree holder in Building Surveying, Building Services Engineering, Facilities Management, or related disciplines
- Professional qualifications such as RICS, HKIS, HKIE, CIBSE, or equivalent are highly desirable.
- Minimum 10–15 years of relevant experience in landlord-side technical services, building maintenance or facilities / engineering management
- Proven experience managing commercial offices, shopping malls or large mixed-use developments
- Strong knowledge of Hong Kong building-related ordinances, statutory compliance and safety regulations
- Solid technical grounding in major building systems (e.g. MVAC, electrical, fire services, plumbing, BMS)
- Hands-on exposure to renovation, upgrading, A&A works and sustainability projects
- Strong leadership, stakeholder management and problem-solving skills
- Comfortable operating in a fast-paced, high-footfall environment with multiple stakeholders
- Excellent command of spoken and written English and Chinese
